What are the advantages of buying property in Turkey.

As a U.S. citizen, I want to buy real estate in Turkey. I would like to hear advice from those who have already bought or want to buy. As I was advised by an acquaintance, an investment in the Turkish economy is a sufficient basis for obtaining a residence permit. By investment we mean, among other things, buying real estate - both for personal use and for renting. Now I am looking for reliable realtors in order to choose an apartment or a villa.
